Central Christchurch has some of the oldest housing in the city and some of the newest. Merivale has been a sought-after address since the 1860s and still has restored cottages in its narrow lanes, St Albans holds one of the widest housing mixes in the city, and Addington and Sydenham grew up around the railway and the factories beside it. The February 2011 earthquake then cleared large parts of the central city, and the rebuild has added townhouses, terraces and apartments inside the Four Avenues and in suburbs such as Sydenham.

That mix shapes the roofing work. Heavy roofs and brick chimneys caused much of the house damage in 2011, and engineering reports afterwards recommended replacing heavy roofing such as concrete tiles with lightweight steel, so a tile to metal re-roof is a common question on older central homes. Newer terraces and apartments are more about membrane roofing, box gutters and parapets, and on any older house a roof inspection with photos is the best first step before deciding between repairs and a full re-roof.

Roofing Services in Central Christchurch

Every other roofing service we offer in Central Christchurch, and what each one covers:

  • Gutter Cleaning Central Christchurch: Gutters and downpipes cleared by hand, flushed and checked, with before and after photos of what we found.
  • Re-Roofing: A full re-roof replaces your old roofing, underlay and flashings with a new COLORSTEEL roof built to today's Building Code.
  • Roof Replacement: When repairs no longer make sense, we replace the roof completely and leave you with a roof that is good for decades.
  • Tile to Metal Re-Roofing: Swapping heavy concrete tiles for lightweight steel removes weight from the frame and ends the cycle of cracked tiles and leaks.
  • Asbestos Roof Replacement: Older Super Six and fibre cement roofs can contain asbestos.
  • Decramastic Roof Replacement: Decramastic tiles lose their chip coating and rust from the inside.
  • Roof Leak Repairs: We track a leak to its source, which is often nowhere near the stain on your ceiling, and fix the cause.
  • Storm Damage Roof Repairs: Storm damage made safe fast, then repaired with the photos and reports your insurer needs.
  • Tile Roof Repairs: Cracked and slipped tiles replaced, ridges rebedded and repointed, and leaks under tiles traced and sealed.
  • Roof Flashing: Flashings around chimneys, skylights, walls and valleys cause most leaks.
  • New Roofs: New roofs for new builds, extensions and minor dwellings, installed to plans and signed off for your Code Compliance Certificate.
  • Metal Roofing: Longrun COLORSTEEL roofing in corrugate and trapezoidal profiles, rolled to length for your roof.
  • Membrane Roofing: Flat and low-pitch roofs, decks and gutters waterproofed with butynol and modern membrane systems.
  • Skylights: Roof windows and skylights installed or replaced with proper flashing kits, so the light comes in and the water does not.
  • Downpipes and Fascia: Downpipes and fascia replaced or repaired, often alongside new spouting or a re-roof.
  • Roof Painting: Roof painting that starts with proper preparation: wash, treat, repair and prime, then two coats of roof paint.
  • Roof Washing: Moss, lichen and grime removed with the right treatment for your roof type, without damaging the surface.
  • Roof Inspections: A detailed roof report with photos and honest repair or replace advice, for owners, buyers and insurers.
  • Roof Ventilation: Roof and ceiling space ventilation that reduces condensation, mould and heat build-up.
  • Commercial Roofing: Re-roofs, repairs and maintenance plans for commercial, industrial and multi-unit buildings.

Common Roof Types in Central Christchurch

The cottages and older houses of Merivale, St Albans, Addington and Sydenham are mostly timber, and many will have had their roofing replaced at least once, so it is not unusual to find newer steel over original sarking and battens. Heavier pre-1970s houses in the central suburbs often carried concrete tile, and those are the roofs most often converted to longrun steel. Post-quake rebuilds, the 350 Colombo terraces and the newer townhouses across the central city tend to use longrun steel or membrane, with low pitches, parapets and internal gutters where the detailing matters more than the roofing sheets themselves.

What Central Christchurch Conditions Mean for Your Roof

Christchurch averages about 80 ground frost days a year, although the city centre records far fewer nights below freezing than the airport. On clear, still nights a steel roof can drop below the outside air temperature and collect condensation underneath, so underlay and roof space ventilation are worth checking on any re-roof. Nor'westers can reach storm force across Canterbury and test ridging, barge flashings and spouting fixings. The Christchurch District Plan lists scheduled heritage items and Residential Heritage Areas, so we check heritage status with Christchurch City Council before recommending a change of roofing material.

Roofers Central Christchurch FAQs

Do I need council approval to change the roof on an older central Christchurch home?

Sometimes. If the house is a scheduled heritage item or sits in a Residential Heritage Area, a change of roofing material or profile can need approval. We check the District Plan and confirm with Christchurch City Council before the quote is final.

Is a tile to metal re-roof worth it on a heavy older house?

A steel roof weighs far less than concrete tile, and after the Canterbury earthquakes engineering reports and the Natural Hazards Commission recommended lighter roofing on older homes. It is also a chance to replace tired underlay and flashings in one job. We give you an itemised quote so you can compare it with repairs.

Our townhouse roof is leaking near a parapet. Can that be fixed without a re-roof?

Usually. Leaks on newer townhouses often start at parapet cappings, box gutters or membrane joins rather than the main roof. We find the entry point first, then quote a targeted repair.

Can you work on a central city site with limited access?

Yes. Tight sites, shared driveways and busy streets need more planning for scaffolding and material deliveries. We assess access during the free measure and show it as its own line on the quote.
