Replacing a roof is one of the larger jobs you will ever do on a house, so it pays to be sure it is actually needed. Many roofs that look tired have years left in them with the right repairs, and some that look fine from the street are failing underneath. This page explains how to tell the difference on a Christchurch home and what your replacement options are.
If the decision is already made, our re-roofing page walks through every stage of the job. If you only have one problem area, roof repairs may be all you need. For a rough number before anyone visits, try the roof replacement cost guide.
Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.
Already decided to replace? How the work itself is done, from underlay to sign-off, is covered under re-roofing.

How long a roof should last
The Building Code clause B2 Durability sets minimum durability periods for building elements, and roof cladding falls in the 15 year category for elements that are moderately difficult to access or replace. That is a legal floor, not a forecast. A well-installed steel roof that is washed and maintained often lasts well beyond it, while a roof that is neglected or poorly fixed can fail sooner.
What matters on your house is the material, how it was installed, what it is exposed to and how it has been looked after. A roof facing salt air near New Brighton or Southshore works much harder than one on a sheltered inland street in Fendalton. On older Christchurch homes the roof may also have been patched or partly replaced after the earthquakes, so the same house can carry roofing of different ages.
Signs your roof is near the end
One sign on its own rarely means a full replacement. Several together, spread across the roof, usually do.
- Rust that has eaten through the paint across large areas, not just at a few laps
- Leaks appearing in several places, or coming back after repairs
- Fixings that have lifted or rusted out across the roof
- Brittle, torn or missing underlay visible from the roof space
- Concrete tiles that are cracked, porous or slipping across whole faces
- Decramastic tiles shedding chip into the spouting
- Sagging between rafters, which points to tired timber underneath
How It Works
Repair or replace: making the call
We look at three things. First, how widespread the damage is: rust confined to the lower edge or around one flashing can be cut out and replaced, but corrosion across every face cannot. Second, what the roof is made of: some materials, such as heavy concrete tile and fibre cement that may contain asbestos, come with reasons to replace that go beyond condition. Third, your plans for the house: if you are staying long term, a new roof often costs less over that time than years of repairs.
We put repair and replacement side by side in writing with photos, so you can weigh the real cost of each. If a few targeted repairs will buy you several good years, we will say so. Leaks that keep returning often trace back to failed flashings, which roof flashing repairs can sort without a new roof.
Replacement options for Christchurch homes
Most replacements go into COLORSTEEL longrun, in corrugate for bungalows and older homes or a trapezoidal profile for modern houses. The steel product is matched to the manufacturer's environment categories for your address, which matters most in the beach suburbs and around Lyttelton Harbour.
The bigger Christchurch question is weight. After the Canterbury earthquakes, engineering reports recommended replacing heavy roofs such as concrete tiles with lighter materials such as steel, and the Natural Hazards Commission's QuakeSafeHome guide still gives that advice. If your house carries a tile roof, read our tile to metal re-roofing page. If the roof is old decramastic or fibre cement, testing for asbestos comes first.
Timing, heritage and planning ahead
A roof replacement is easier on your budget and your house when it is planned rather than forced by a winter leak. Booking for the drier months gives us the most working days, though we re-roof year round and plan around frost and the forecast.
If your home is a scheduled heritage item or sits in one of the Residential Heritage Areas set under the city's Plan Change 13, changing the roof material may need extra checks with Christchurch City Council. We look at that before quoting. Selling soon? A replacement can remove a question mark for buyers, but a written roof report sometimes does the same job for far less. Our roof inspections page explains what that report covers.

Roof Replacement FAQs
How do I know if my roof needs replacing or just repairing?
Look at how widespread the problems are. Local rust, a single leak or one damaged area can usually be repaired. Corrosion across every face, repeated leaks in different spots or failing underlay usually means replacement. An inspection with photos settles it.
What is the minimum life of a roof in New Zealand?
Building Code clause B2 sets a 15 year minimum durability for roof cladding. A good roof that is maintained often lasts well beyond that.
Does a leak mean I need a new roof?
Not usually. Most leaks come from flashings, fixings or one damaged area and can be repaired. A leak only points to replacement when the roof around it is failing too.
Should I replace a heavy tile roof because of earthquakes?
That decision is yours, but engineering reports after the Canterbury earthquakes and the Natural Hazards Commission's QuakeSafeHome guide both recommend lighter roofing in place of heavy tiles. We can price the change so you can weigh it up.
Can you replace just part of the roof?
Sometimes. If one face is badly corroded and the rest is sound, a partial replacement can make sense. We check that the old and new sections will join properly first.
How far ahead should I book?
As early as you can once you know. Planned work lets you choose the timing rather than reacting to a winter leak.
