A roof leak is the one roofing job that cannot wait. Water in the ceiling can damage plasterboard, insulation and wiring, and the longer it runs, the bigger the repair. The good news is that most leaks come from one fault in one place, and once it is found the fix is usually straightforward.

Finding it is the skill. Water can travel along purlins, underlay and rafters before it drips, so the stain is often metres from the entry point. Christchurch adds a twist: on cold, frosty nights condensation in the roof space can look exactly like a leak. This page explains what to do now, where leaks usually start and how we track them down. For general work, see roof repairs.

Pricing: every roof gets a free on-site measure and an itemised written quote, with a fixed price agreed before any work starts.

Damage you can see but no leak yet, such as loose sheets or cracked tiles? That is covered under roof repairs.

Roof Leak Repairs by Cheeky's Roofers roofers in Christchurch

What to do right now if the roof is leaking

Keep yourself safe first, and stay off the roof, especially when it is wet or frosty. Then limit the damage inside.

  • Put a bucket or container under the drip and move furniture and rugs away
  • If water is near a light fitting or the ceiling is sagging, turn off power at the switchboard for that circuit and keep clear
  • Take photos of the stain, the drip and any damage for your records
  • Note when it leaks: during heavy rain, wind from one direction, or on cold mornings
  • Check your spouting from the ground for overflowing water
  • Call us to arrange a make-safe and inspection

Where roof leaks usually start

Flashings are the most common culprit: around chimneys, along walls, at skylights and in valleys. On Christchurch homes, old chimney positions are worth a close look. Many brick chimneys were damaged or removed after the 2010 and 2011 earthquakes, and the roofing patched over a removed chimney is a common place for water to find a way in. Our roof flashing repairs page covers those jobs.

Other common sources are lifted or loose screws, rusted laps, cracked or slipped tiles, blocked valley gutters and spouting that overflows back under the roof edge. Leaks that only show in a strong wind from one direction usually point to a flashing or lap on the side facing that wind, which in Canterbury often means the nor'wester or a southerly.

Leak or condensation?

Christchurch has about 80 ground frost days a year. On clear, cold nights the underside of a steel roof can drop below the dew point, and moisture from cooking, showers and unflued heaters condenses on it and drips onto the ceiling. It looks like a leak, but it happens on dry nights and frosty mornings rather than in the rain.

The clues are drips on cold, still mornings, damp spread evenly across the roof space rather than in one patch, and mould on rafters. The fix is ventilation, underlay and dealing with moisture in the house, not a roof repair. Our roof ventilation page explains the options, and we will tell you honestly which one you have.

How we trace and fix a leak

We start in the roof space, following water marks on timber and underlay back towards the source. Then we go up and check the roof directly above and uphill of it: flashings, fixings, laps and penetrations. Where needed we run water over sections of the roof in a controlled way to confirm the entry point before repairing.

If it is still raining, we make the roof safe with a temporary cover and come back for the permanent repair once it is dry. Repairs use materials that suit your roof, and you get photos of the cause and the fix. If you are claiming on insurance, those photos help.

When a leak means more than a repair

Sometimes a leak is the first sign of a roof that is failing everywhere, such as widespread rust, brittle underlay or tiles that have started to slip across a whole face. We tell you if that is what we see, show you the photos and explain the options. Our roof replacement guide covers how to weigh it up, and a single leak on an otherwise sound roof is almost always worth fixing.

Leak repairs across Christchurch

We fix leaks across the city and in Selwyn and Waimakariri. Older character homes can have old chimney positions, internal gutters and many flashings to check, while coastal homes need a closer look at corrosion around fixings and laps. See our Central Christchurch and West Christchurch pages for more local detail.

Roof Leak Repairs FAQs

How quickly can you come out for a leak?

We prioritise active leaks and aim to make them safe as quickly as we can. Call us and we will give you a time.

Why is the stain not where the leak is?

Water runs along purlins, rafters and underlay before it drips, so the stain can be some distance from the entry point.

My roof only leaks in strong wind. Why?

Wind drives rain sideways and uphill under flashings and laps. The fault is usually on the side facing the wind.

Could it be condensation instead?

In Christchurch, quite possibly. If it drips on cold, dry mornings rather than in rain, condensation in the roof space is likely. We can tell you which it is.

Will my insurance cover a roof leak?

That depends on your policy and the cause. Sudden storm damage is treated differently from wear and tear. Our photos and notes help your insurer decide.

Can you fix a leak in the rain?

We can make it safe with a temporary cover. Permanent repairs need a dry roof to be done properly.
